บทคัดย่อ (Abstract)

ธุรกิจรับเหมาก่อสร้างเป็นธุรกิจที่สำคัญในการขับเคลื่อนเศรษฐกิจของประเทศ แต่ธุรกิจรับเหมาก่อสร้างเป็นธุรกิจที่มีความเสี่ยงสูง เนื่องจากมีปัจจัยที่เกี่ยวข้องจำนวนมาก โดยผู้ประกอบธุรกิจรับเหมาก่อสร้างต้องอาศัยความละเอียดรอบคอบในการตัดสินใจ และบริหารงานเพื่อที่จะให้งานประสบผลสำเร็จตามเป้าหมาย

วิทยานิพนธ์นี้มีวัตถุประสงค์เพื่อศึกษาและจัดอันดับความสำคัญของปัจจัยที่ส่งผลกระทบต่อธุรกิจรับเหมาก่อสร้างบ้านพักอาศัยในจังหวัดชลบุรี โดยผ่านทัศนคติของเจ้าของธุรกิจรับเหมาก่อสร้าง วิศวกรและฝ่ายบัญชีที่เกี่ยวข้อง พร้อมนำเสนอแนวทางในการบริหารงานเพื่อลดปัญหาที่จะเกิดขึ้น โดยใช้การวิจัยเชิงสำรวจ และใช้แบบสอบถามเป็นเครื่องมือในการช่วยเก็บรวบรวมข้อมูล จำนวนทั้งหมด 90 ตัวอย่าง

ผลการศึกษาพบว่าจากระดับคะแนนความสำคัญ 1 ถึง 5 ทุกฝ่ายเห็นตรงกันว่า ปัจจัยที่ส่งผลกระทบต่อธุรกิจรับเหมาก่อสร้างบ้านพักอาศัยคือ การขึ้นราคาวัสดุก่อสร้าง มีค่าเฉลี่ยเท่ากับ 3.82 ราคาน้ำมันที่สูงขึ้น มีค่าเฉลี่ยเท่ากับ 3.71 ความผันผวนทางเศรษฐกิจ มีค่าเฉลี่ยเท่ากับ 3.59 และการจัดการวัสดุก่อสร้างที่มีราคาปรับตัวสูงขึ้น มีค่าเฉลี่ยเท่ากับ 3.46 อย่างมีนัยสำคัญ และแนวทางในการบริหารงานเพื่อลดปัญหาที่จะเกิดขึ้นคือ ศึกษาแนวโน้มของราคาวัสดุ ราคาน้ำมัน ดูภาพรวมของเศรษฐกิจในขณะที่กำลังลงทุน นำมาเปรียบเทียบกับแผนงานก่อสร้างที่วางไว้ เพื่อที่ใช้ในการตัดสินใจสั่งซื้อวัสดุล่วงหน้า และจะต้องคำนึงถึงเรื่องของเงินทุนหมุนเวียนของโครงการประกอบเพื่อป้องกันการขาดสภาพคล่องทางการเงิน

Construction business impels the national economy.  However, the construction business is risky due to many related factors involved. In order to make the right decision on management plan for optimum profits, it is important to clearly point out the factors that affect the business.

This thesis focused on prioritizing the selected factors by how much they influence the residential construction business in Chonburi Province. A questionnaire survey of the points of views of contractors, engineers, and accountants was carried out. The results of this research led to guidelines for management plan to reduce the problems. The Survey used 90 questionnaires, to collect data.

The results of 1 to 5 scale showed significantly that the influencing factors to the residential construction business are as follow: The increasing of construction material price  (mean = 3.82), the rising oil price (mean = 3.71), the Fluctuation of economy (mean  = 3.59), and the management of construction material price (mean = 3.46). The management guidelines to reduce these occurred problems are to predict the trends of materials price and oil price and to the overview of the economy in order to determine guide the investment plan. The suitable material purchase planning leads to smooth capital control in order to prevent financial shortage.
