Abstract

This research delved into the intricacies of multi-campus property management within the context of universities, using Nanchang University (NCU), China, as a focal point. The study aimed to address two primary research objectives: 1) analyze the impact of current conditions in property management, as an implementation of the Plan, Do, Check, Act (PDCA) cycle, on the policy and practice of property management guidelines at Nanchang University and 2) investigate how problems in property management with respect to office equipment, disputes, buildings, vehicles significantly affect the policy and practical levels of property management guidelines at Nanchang University.

Using a structured approach, data were collected through a survey of 400 stakeholders within NCU to produce a sample size that reflected the institution’s diverse property management activities. Statistical analysis, including regression analysis, was used to analyze the collected data.

The findings of the study affirm the following conclusions. First, the hypothesis concerning the impact of current conditions in property management, implemented as the PDCA cycle, on property management guidelines at Nanchang University is supported. Furthermore, the systematic implementation of the PDCA cycle emerged as a significant predictor of both policy and practice of property management guidelines, underlining its pivotal role in ensuring efficiency and adaptability within property management frameworks (p = 0.000). Second, the hypothesis pertaining to the impact of problems in property management with respect to office equipment, disputes, buildings, vehicles on property management guidelines at Nanchang University is also supported. Moreover, various challenges within property management, including disputes, maintenance issues, and equipment management, were identified as significant factors influencing the effectiveness of property management strategies (p = 0.000).
